Planned Building Services was founded in 1898 and now, headed by Astrit Gorana, is a leader in the janitorial/maintenance industry, owing to an emphasis on customer service and satisfaction.
Through Planned Companies’ Green Initiative, rolled out in July 2008, Planned Building Services has also become an industry innovator, setting the standard for green cleaning by replacing more than 95 percent of its cleaning products with Environmental Protection Agency-approved alternatives that are non-corrosive, biodegradable and far less toxic.
Planned Security Services was formed in 2002 and provides safety and security services to commercial and residential facilities. Headed by Dino Iuliano, the division is considered a leader in the residential and commercial security industries.
Planned Security Services exists to make buildings safer and more secure, resulting in better/healthier lives for the tenants, residents and communities that we service.

Planned Lifestyle Services launched in January 2009 to manage daily operations for Planned Companies’ concierge, doorman and front desk personnel services. Iuliano also oversees this division, which has been successfully implemented across all six Planned markets.
In June 2009, Planned Companies debuted its virtual School of Professional Development, which offers our more than 1,250 associates over 3,000 courses, from tutorials on Microsoft Office programs like Outlook, PowerPoint and Excel to classes on business communications, such as interviewing, customer service, new-business pitches and administering sales meetings.
In addition, in 2010, Planned will debut O.R.A.C.L.E., a 2,000-square-foot on-site educational facility in the company’s Parsippany, N.J., headquarters and will be the first of its kind in the state of New Jersey. O.R.A.C.L.E. will offer Planned associates training stations on green cleaning and maintenance, customer service, concierge/front desk procedures, and the basic functions of building components, such as elevators, landscaping, pools and roofs. The facility will also offer LEED certification and classes on the benefits of implementing green initiatives at the workplace, as well as work bays that are equipped with laptops to access the courses for the Planned School of Professional Development.
These workforce-enriching initiatives are indicative of the 2007 honor of being named Best Place to Work in the facilities management category, as voted by readers of Real Estate New Jersey.
QUALITY CONTROL PROGRAM
The primary reason for our success is our concern and attention to the needs of each of our customers. We pioneered the concept of Regional Supervision. Within this concept, a specific individual is assigned a limited number of accounts, within a defined geographical area, to oversee our performance in accordance with the following procedures:
1) Our regional supervisor for your vicinity will make weekly tours of your facilities in order to ascertain and maintain the quality of services at the level required by your organization. We encourage a representative of your organization to be part of the quality control process by attending the tours and providing feedback.
2) Our regional supervisor will also work with our on-site supervisor and staff to ensure that there is an immediate response to any deficiency found to exist, as well as to ensure that the quality of service is at the highest level possible.
In the service industry, a contract manpower and building maintenance company has no real physical product which can be examined or measured. We are judged entirely by the standards set by you, the customer. In an environment like this, quality control is critical. Performance standards must not only be established and met, but also surpassed.
To make certain that these high standards are maintained, our staff conducts regular spot checks of your premises and actively seeks ways to further improve our services. Furthermore, our senior operations staff and company management conduct their own individual, unscheduled inspections.
